Now is the time to buy....

John R. Talbott, previously a Goldman Sachs investment banker, is a bestselling author and economic consultant. When it comes to the housing market he is also a prophet. When housing prices started to skyrocket in 2003, he published The Coming Crash in the Housing Market correctly warning us that a real estate bubble was forming. Then in January 2006, he called the absolute peak of home prices in the US by releasing a new book, Sell Now! The End of the Housing Bubble.

Mr.Talbott, the person who accurately predicted the housing bubble and its bust, now has a new prediction - IT IS THE TIME TO BUY A HOME! In a recent article, Homes - Buy Now!, Talbott simply explains:

"I have been waiting for more than five years to offer this advice. It is now time in most cities across the country to buy a new home or refinance your existing home with thirty-year fixed rate mortgage debt."

He goes on to explain that his conclusion is based on four different metrics, all of which favor buying today:

Home Prices Relative to Peak Prices During the Bubble
Home Prices Relative to Construction Costs or Replacement Costs
Home Prices Relative to Incomes and Rents
Home Prices in Real Terms, Not US Dollar Terms
Bottom Line

February HOME WARRANTY TIP:

The coils on the back of your refrigerator can get very dusty, making your fridge work much harder than is necessary. Use a vacuum hose to clean the coils every three months. If you have pets, you might want to clean the coils every month.

February 29 is Leap Day …2012 is a Leap Year!

A Leap Year is when the calendar year is extended to 366 days—adding February 29th to the year. This is done to put the calendar year into line with the length of the Earth's orbit around the sun, so that the seasons always occur during the same months each year.

Healthly Reciepe
Rocco DiSpirito’s Cheesy Turkey Enchiladas With Tomatillo Salsa and Cilantro

This fatigue-fighting meal from Chef Rocco DiSpirito will give you a sustained boost of energy from the protein and the spicy salsa. This meal blends the Mexican flavors of healthy foods like bright-tasting tomatillos and cilantro into a delicious meal.

Ingredients
Serves 4
12 oz ground turkey breast
4 (9-in) low-carb tortillas
2/3 cup fat-free spicy black bean dip
Salt and freshly ground black pepper
1 (12-oz) jar tomatillo salsa
1 cup reduced-fat Mexican cheese blend
½ cup chopped fresh cilantro

 Directions
Preheat the oven to 450°F. Heat a large nonstick sauté pan over medium-high heat. Add the ground turkey and cook, stirring to break it up a little, until it is just cooked through, about 4 minutes.
Meanwhile, using flameproof tongs, char the tortillas lightly on each side over an open flame, or toast them under a preheated broiler. Keep the tortillas warm by covering them with a clean kitchen towel as you go.
Stir the black bean dip into the turkey. Season with salt and pepper to taste.
Lay the tortillas on a work surface, and divide the turkey mixture among them. Fold the sides of the tortillas in over the filling and roll the tortillas up tightly to encase the filling. Lay them side-by-side in a 9x13-inch baking dish.
Spoon the salsa over the tortillas, and sprinkle with the cheese. Bake until the cheese is bubbly and the enchiladas are hot throughout, 10 to 12 minutes.
Sprinkle the cilantro over the enchiladas, and serve.

Curb Appeal: First Impressions Count

According to those in the know, it’s the number one factor in beginning the sales process for houses as well as condominiums. It’s simple. The appeal of your home from the street is what lures people to the door and inside. All the upgrades that people do to theinside of their home won’t matter if youcan’t get buyers inside. A boring façaderequires some sales pitch from the agent.Curb appeal makes the agent’s job easier.

Here are Factors Important to Curb Appeal:

  • Check the condition of the roof; fix it if
  • necessary.

  • Make sure windows are painted and well
  • maintained.
  • Repair cracks in the sidewalk and driveway.
  • Fix faulty handrails.

  • Improve lighting for the address number
  • or highlight your front walkway with lights.
  • Ensure the address number is easy to read. Get a new doormat.

  •

  • Paint or clean the garage doors.

  • Paint the front door an attractive color.

  • Put urns or planters on either side of the
  • door (in winter, use evergreens).

  • Get rid of visible storage, recycling boxes
  • or other junk visible from the road.

  • Throw in some attractive landscaping
  • and the house is transformed.

What are a Certified Foreclosure Prevention Specialist and a Certified Distressed Property Expert?

As a Certified Foreclosure Prevention Specialist and a Certified Distressed Property Expert, I have taken it upon myself to make sure that you are aware of this new law and how it will benefit you. If we act now, we can halt the foreclosure process in its tracks.

Foreclosures are devastating for everyone involved. They destroy a homeowners credit by 250-300 points and bar them from even APPYLING for another loan for 5-7 years. The Banks are forced to take control of the home which drains their time and resources. The Government knew they had to act, and FINALLY did by initiating HAFA. HAFA allows the homeowner to sell their home for the current market value and walk away from the home debt free. The Bank will forgive the difference between the sale price and the loan amount, pay the Realtors fee and every other fee involved, and agree to never pursue the homeowner for any deficiency judgment ever. This whole process is FREE to the homeowner!

On top of all this, the Government is going to pay YOU up to $3000 for the successful Short Sale. They simply want EVERYONE to complete a short sale in lieu of a Foreclosure because it is better for everyone involved. Thank you HAFA!

A Short Sale is very easy to process for the seller, but you MUST use a Certified Specialist.
